| The fact that a property landlord resides
in a country other than England or Wales does not mean that they cannot
repossess their property. Provided that the property is in England or Wales the
landlord can take recovery action. The procedure for doing this is detailed
below. |

| To commence the procedure simply complete
the appropriate submit form as listed to the right hoand side of this page.
Please ensure that you include the full name of the defaulting tenant
(Defendant) and the correct post code (Zip) for the property. |

| We will require a copy of the Tenancy
agreement copies of any correspondence, Notice to Quit etc. These should br
scaned and emailed to us to save valuable time. The scanned format can be in
PDF or TIF format. Alternatively, copies can be mailed to us at the address on
our contact page but this does take a little
longer. Please do not send any original documents as these can go astray in the
postal system. At the same time we eill require our fee
in order to process this matter for you. |

| We will assemble a full document "bundle"
in PDF format and email it to you for signature with full procedural
details. |

| The relevant signature pages only should
then be signed and mailed to us. At the same time the court
fee should be forwarded. This can be done electronically and we will
provide details of how and where to do this. |

| We will file the documents at court for you
and ensure that you receive copies of all court responses. You have the option
of electronic copies or hard copyies by mail. |

| The final stage is enforcement (if
required). This means appointing the court bailiff to effect eviction. Again,
we process this for you. |
