EVICTION ORDER
Having obtained a
Possession Order from the court the landlord
can now initiate eviction proceedings. Evictions are carried out by the court
bailiffs and a Warrant must be obtained from the court instructing the bailiffs
to take action. The bailiff will usually visit the premises and give
notice to the tenant that they must vacate by a certain date otherwise the
bailiffs will remove them. Such action is seldom needed as the appearance of
the bailiff is normally enough to persuade the tenant to leave. However, the
bailiffs will not hesitate to use reasonable force to evict a stubborn tenant
who ignores their final warning. Following eviction the landlord should
immediately change the locks, carry out a complete inventory and condition
check and, if possible, obtain a forwarding address for the evicted
tenant.
