BUY TO LET
During 2005
almost 60% of rented properties coming on to the market were Buy-To-Let.
Lenders were very keen to advance funds for this sector of the market and hence
many people without experience of letting property joined what was perceived as
a "gold rush"! Unfortunately, many of the properties suffered problems
and lenders became disenchanted with the whole concept of Buy To Let and many
have now withdrawn from this market.
For the landlords the problems have
been exacerbated by a weakening of rental values (RV's) and cash flow is now of
paramount importance. The last thing that any landlord needs is a wayward
tenant; especially when there is a large loan secured by the rented property
and the income stream dries up.
The security deposit will obviously
cover the first month's rent arrears but after that the landlord is out of
pocket - and the mortgage payments must still be made. This situation can be
made worse if the tenant is costing the landlord more money by "trashing" the
property and removing fittings and other inventory items.
In this
